Sometimes the cause was obvious. More often, it wasn’t. Hidden moisture, ventilation problems or indoor contaminants were quietly affecting the workplace without anyone realising.

As a Building Biologist, I’ve visited offices where staff experienced headaches, tiredness, persistent coughs, watery eyes or difficulty concentrating. Sometimes there was an obvious issue such as visible mould or a damp smell. Other times, the building looked perfectly clean and well maintained.

The common question is:

“Can the office itself be contributing to how people feel?”

The answer is sometimes yes.

Most of Our Working Day Is Spent Indoors

Many Australians spend around one-third of their day in the workplace. The quality of the indoor environment can therefore play an important role in comfort, wellbeing and productivity.

When employees regularly report symptoms such as:

  • Headaches
  • Fatigue
  • Watery or itchy eyes
  • Runny noses
  • Coughing
  • Sneezing
  • Sore throats
  • Difficulty concentrating

it’s worth considering whether the indoor environment should be investigated alongside other possible medical or lifestyle factors.

One of the biggest misconceptions is that poor indoor air quality always has a noticeable smell.

Rather than assuming mould is always the cause—or that air purifiers are always the answer—we begin by understanding the building itself.

During a Healthy Office Assessment, we look at factors including:

  • Moisture and water intrusion
  • Ventilation performance
  • Indoor air movement
  • Building materials and furnishings
  • Sources of dust and allergens
  • Occupant concerns and symptom patterns
  • Air-conditioning and filtration systems

Where appropriate, targeted testing may also be recommended to help answer specific questions. Testing is not always necessary, and we only recommend it when it is likely to provide meaningful information.
