The inspection is a visual non-destructive inspection of readily accessible areas* of the property and does not include areas which were inaccessible, not readily accessible or obstructed** at the time of inspection. No liability shall be accepted on account of the failure of this assessment report to address any issues not sought by you or for any area at the subject property to which access for assessment is denied or is unable to be easily accessed, and only records the observations and conclusions we have made based on your request. We will not accept responsibility for any test result relating to an area which the equipment could not access without the removal of any structure, fittings or fixtures.
We will not be liable for any loss, damage, cost or expense, whatsoever, suffered or incurred by any person other than you in connection with the use of the assessment report by that person for any purpose or in any way, including the use of this assessment report for any purpose connected with the sale, purchase, or renovation of the subject property, to the extent permissible by law. The only person to whom we may be liable and to whom losses arising in contract or tort sustained may be payable by us is you the client. Any third party relying on this assessment report whether in whole or part does so at their own risk.
This report is only accurate at the time of the assessment. The results of the tests and sampling undertaken represent the conditions prevailing at the time of sampling and are not necessarily representative of all the conditions to which the property is subjected, and thus, may not accurately reflect the issues that may be applicable on some other day or time. For example, investigations that occur on dry days or on days without wind-driven rain, may fail to identify and locate such leakage. The same is true for periodic Heating Ventilation Air Conditioning (HVAC) malfunctions such as shortcomings in the control systems during shutdown or lightly occupied periods. Consequently, multiple site visits during different weather conditions and different HVAC operational modes may be necessary to reach robust conclusions.
This report and the recommendations contained within, do not constitute a full scope of works specification.
Any recommendations in this assessment report are based on our knowledge and experience at the time of preparing this report and are not to be taken as being exhaustive of all possible solutions or recommendations.
We bear no responsibility for sample collection activities or analytical method errors, omissions or limitations.
The report does not include inspection and assessment of items or matters outside the scope of the requested inspection and report such as:
- Any minor fault or minor defect in the building.
- Solving or providing costs for any rectification or repair work.
- The structural design or adequacy of any element of construction.
- The detection of any wood destroying insects such as termites and wood borers.
- The operation, condition and compliance of any heaters, air conditioners, hot water heaters, fireplaces etc.
- Any services including building electrical wiring, hydraulic (sewer and stormwater), mechanical ventilation, fire and smoke detection.
- Any swimming pools, spas and equipment and the like.
- Review of occupational health or safety issues such as asbestos content, swimming pool safety fences or safety glass.
- Whether the building complies with the provisions of any building act, code, regulation or by-law.
- Whether the land on which the building is built is filled, liable to subside, is subject to landslip, tidal inundation or is flood prone.

*A readily accessible area is defined as an area which can be easily and safely inspected without the need for specialist protective clothing and apparatus (other than standard protective overalls and face mask), where there is no risk of injury to person, where the area is not overly damp or contaminated, where damage to the property is not likely, roofs that are accessible off a 3.6m ladder above ground or floor level, roof spaces with not less than 600mm x 600mm of clear space and subfloor spaces with a minimum accessibility of 400mm high and 600mm wide with space to enter and exit.
**Obstructions are defined as any condition or physical limitation that inhibits or prevents inspection and may include but is not limited to – fixed ceilings, wall linings, floor coverings, fixtures, fittings, furniture, clothes, stored goods, thermal insulation, sarking, pipe and ductwork, builders debris, leaves and vegetation, pavements, soil in planter boxes, soil against the building.
Fees- You will receive an invoice by email within five (7) working days for the Assessment Fee, which is to be paid by direct credit upon completion of onsite visit. These costs are on corporation of one set of comments. Any further comments to be incorporated will be charged in addition at half hourly rates at $88.00 per half hour. There is no commitment beyond, but please give me a 7 working days’ notice if you think you will be needing more assistance, testing, management of strategies or information.
Procedure- I will arrive on time so we can maximise your time.
Changes- If you or I have an emergency or genuine illness, we can reschedule with less than 24 hours’ notice.

Currently, Mitey Fresh only delivers to Australian addresses. All orders of $300 and over do not incur any shipping fees, except for air purifiers and dehumidifiers (shipping for machines will be dependent on location). However, if an order value is under $300 then a shipping fee applicable. This fee is calculated at the time of checkout and is dependent on the weight of your order.
We use Australia Post for all our standard orders however should the parcel ordered be over the standard size accepted by Australia Post, then we use Sendle or other courier options based on location.
For machine purchases, we will communicate with you after your purchase as the delivery fee is dependent on the address. If it is a local Sydney address then we may deliver it to you personally and assist with set-up. For interstate addresses, we may get the machine delivered directly from our supplier therefore we will need to determine a delivery cost, time and date with you to ensure someone is home to sign.

Unhappy with Goods
Due to the nature of our bedding products, we are unable to offer a refund on opened packaging due to health regulations. If you are unhappy with the products, we would love to discuss this with you. Please contact our team on 02 9986 3432 and we will look at resolving this on a case by case basis.
DAMAGED OR FAULTY ITEMS
We do everything possible to ensure your product is tested (where possible) prior to delivery however in some cases, this is out of our control. Should you receive a faulty product from us, you are entitled to a refund, including the shipping costs.
Within 30 days of receiving the goods, you must inform Mitey Fresh if a product is damaged or faulty. We will respond to you within one business day.
Mitey Fresh will take responsibility for the item once it has been scanned by the returning courier – Australia Post or another courier as determined by Mitey Fresh. Proof of lodgement may be requested.
If you choose to have your purchase refunded, we will refund the entire cost including any shipping fees originally paid.
If you would like a replacement this will be provided at no charge to you, Mitey Fresh will pay the shipping costs. This also applies should you wish to receive an equal value exchange.
If you would like the item replaced with a higher value item, then you will pay Mitey Fresh the difference between the original item’s purchase price and the new item’s advertised price. Return shipping costs will still be covered by Mitey Fresh.
